Short-Term vs. Mid-Term: Two Different Games
Everyone says "Airbnb," but there are really two distinct strategies, and picking the right one for a given property is half the battle.
Short-Term Rental (STR)
Nightly to weekly stays — classic Airbnb and VRBO vacation rentals. Highest income per night, but also the highest turnover, cleaning, management intensity, and — critically — the strictest local regulation. Best in established vacation-home zones near the theme parks. This is a business, not a passive rental.
Mid-Term Rental (MTR)
Furnished, rented 30 days or longer — to traveling nurses, relocating families, insurance-displaced residents, and corporate travelers. Earns less per night than STR but far more than a standard lease, with much lower turnover and much lighter regulation, since most short-term ordinances only apply to stays under 30 days. Often the smarter play in residential Seminole and Orange County neighborhoods where nightly rentals aren't allowed.
Where the Numbers Tend to Work in Central Florida
- Theme-park corridor (Kissimmee, Davenport, Champions Gate, parts of Osceola County): purpose-built vacation-home communities designed and zoned for STR — the heart of Florida's Airbnb market.
- Medical & relocation corridors (Lake Nona, greater Orlando, the I-4 employment belt): strong mid-term demand from traveling healthcare workers and corporate relocations.
- Residential Seminole & Orange County: usually an MTR or long-term play — great tenant quality, but nightly rentals are frequently restricted, so we lean furnished 30-day-plus.
Rule #1: Check the rules before you check the photos
Short-term rental legality in Florida is set city by city and county by county, and it varies enormously — some areas welcome STR, some confine it to designated zones, and plenty of HOAs ban it outright regardless of city law. The single most expensive mistake I see investors make is buying first and reading the ordinance second. Before you fall for a listing, I verify the specific municipality, zoning, and HOA restrictions for that exact address. Local rules change — always confirm current ordinances with the city/county and an attorney before purchasing.

Can I use financing, or do I need cash?
Both are options. Many investors finance with conventional investment loans or DSCR loans that qualify on the property's income rather than your W-2. If you plan to live in one unit first (house-hacking), you may even access owner-occupied financing. We map the financing to your strategy up front.
